What does an appraisal cost?

Nothing. A market appraisal from Mara is a free, no-obligation conversation about likely price, presentation and timing for your property. You are welcome to use it purely for information, whether or not you plan to sell this year.

Auction or private treaty?

It depends on the property and the season. Distinctive homes with few direct comparisons often do best at auction, where competing buyers set the price on the day. More typical family homes on quieter streets can suit a private treaty campaign with a set price guide. Mara will recommend a method at your appraisal, not before.

What does marketing cost?

Marketing is quoted upfront as a fixed figure before you commit to anything, covering twilight photography, floor plans, copywriting and the online portals. There are no surprise invoices during the campaign, and you will know the total before the first photo is taken.

When is the best season to sell on the Coast?

Spring and early autumn tend to bring the deepest buyer pools, when gardens are at their best and the light cooperates for photography. That said, well-presented homes in a tight micro-market can still do very well through winter. Mara will give you a straight answer for your specific street, not a generic seasonal rule.

Is styling worth it?

For most homes, yes. Even light styling, decluttering and a twilight shoot tends to lift both the number of buyers through the door and the final price achieved, usually by more than the cost of the styling itself. Mara will tell you honestly if your home is already ready to go as is.

What are your fees?

Commission is agreed with you before your property goes to market and depends on the level of service and marketing chosen. There is no fee for the appraisal itself, and nothing is payable unless your property sells. Ask Mara for a written quote at your appraisal.
